In our food-craze society, most of our malls are filled with F&B concepts with a huge volume of people buying things online.
In this era of online shopping, most people do not shop in the malls anymore unless absolutely necessary.
Consumers these days can even find the exact source of products they are looking for online through direct distributors on Taobao or Qoo10, and retailers end up losing out on these customers who may even start a dropshipping business.
As a result, most malls in Singapore are constantly facing a struggle to fill their up retail segments with fashion, merchandise, etc.

Before COVID last year, pre-March 2020, we brought one of our client into Northpoint City. She specialises in Muslim headwear/headgear fashion, and was thrilled when we secured a prime location at Level 1 for her, next to Uniqlo at the main event atrium.
We were shocked by the rental rate! Because it was much lower than we had expected from previous transactions.
And of course after all this, our client is making good money at one of the top malls in Singapore.
