Yes, you read it correctly! Absolutely $0 until you sign on the dotted line for the suitable space we find you. At MallSpacesAsia, we believe in providing our customers (that’s you) the best of our service and we will not charge you anything if we are unable to find you the space you desire.
Our Guarantee!
We are confident in our extensive network with more than 100 malls, and our team of professionals who have been in the industry for over 20 years. Working in the various related industries across the board, our team of professionals understands the workflow and requirements for new and existing businesses to enter into the commercial scene – the commercial space.
On top of that, we have very close working relationships with professionals consisting of business consultants, branding consultants, interior designers, existing retail and F&B owners, offering you a one-stop service solution when you choose to work together with us as we bring your business into malls and more.
So when do you pay?
First off, we want to thank you for giving us this opportunity to serve you on your business space. Below are two different roadmaps of finding you the perfect space, and the service fees involved.
The Process
1. Once we have gotten your concept plan, we will send an official email to the leasing manager with you in copy.
2. The leasing manager will then request for an exploratory meeting with you to understand your concept better and propose a unit for your consideration.
3. We will arrange and view the actual unit together with the leasing manager.
4. Once interested, the leasing manager will send you an email specifying the Terms of Lease for the unit with us in copy.
5. We will guide you to submit an agreed rent in accepting their terms.
Mall Space Fees
For Malls who do not pay out a commission
Most malls in Singapore do not pay out a commission for securing tenants for them. If this situation arises, we will inform you prior to establishing communication with the mall about your concept.
In such cases, you will incur a fee of one month rent payable to the professional who served you, as commission based on the first-year rental of the unit. This commission is made payable once you have signed and confirmed the tenancy agreement with the mall.
For Malls who pay out a commission
We will highlight and disclose to you that the mall in question will be paying out a commission and, there will be ZERO charges on you.
Shophouse Space Fees
Shophouse spaces are simpler in terms of fees.
Simply put:
If the monthly rental rate of the shophouse space is below $3,000/month, you will incur a fee of one month rent payable to the professional who served you. This commission is made payable once you have signed and confirmed the tenancy agreement with the shop-owner.
If the monthly rental rate exceeds $3,000/month, you will incur ZERO fees.
*There will be ZERO charges till the point of finalizing agreements or if there are no acceptance of any proposed spaces.
